The Albanian Government has decided to provide relief to tenants that are facing financial distress due to Covid -19 pandemic.
Normative Act no. 12, dated 02.04.2020 provides relief for the following categories which will not pay the rent for a period of two months (April and May 2020). Delayed rent obligations will be paid proportionally after May 2020 as mutually agreed between the landlord and tenant.
- All individual tenants, who have a residential lease contract or any other document that certifies the lessor-lessee contractual relationship prior to the epidemic emergency and who had an employment contract which has been suspended/terminated due to
COVID-19 emergency. - All student tenants who have a residential lease contract or any other document certifying the lessor-lessee contractual relationship prior to the epidemic emergency
- All entrepreneurs/ legal entities, being in the capacity of tenants, with an annual turnover up to ALL 14.000.000, who have a notarial lease contract for purposes of their economic activity, signed prior to the epidemic emergency, and which have stopped the activity as a result of the situation caused by COVID-19.
Landlords who do not comply with the above provisions, may be subject to a fine op to five times the monthly rent.
